Phase 9, Employment Space at Riverside Works - Bakewell

Phase 9 at Riverside Works comprised the extension of the Rutland Building, delivering approximately 10,000 sq. ft. of new employment space as part of the ongoing redevelopment of the site. Construction commenced in December 2025, and practical completion was achieved in June 2026. The £0.9 million construction contract was delivered in-house by Litton Construction Ltd.

This addiotnal space was fully pre-let to existing occupiers, demonstrating continued demand from businesses already established at Riverside Works. Carrs Billington relocated from elsewhere on the estate into 7,570 sq. ft. of larger, purpose-built accommodation to better meet its operational requirements. Longstanding occupier Bakewell Bakery expanded into an additional 3,140 sq. ft. to support its continued business growth and increased production. The unit vacated by Carrs Billington has been reserved by another existing occupier.

Further lettings have been secured across the most recently completed buildings (H, I, N and P), resulting in limited remaining availability at Riverside Works. Opportunities are now restricted to a small number of units within the Plante and Fearnehough Buildings.

Marketing of the next phase, the Gel Building, commenced ahead of a planned start on site in 2027, with one unit already reserved.
