Phase 9, Employment Space at Riverside Works - Bakewell

Phase 9 at Riverside Works comprises an extension to the Rutland Building, delivering circa 10,000 sq ft of new employment space as part of the ongoing redevelopment of the site. Works commenced in December 2025, with practical completion scheduled for June 2026. The circa £0.9m construction package is being delivered in house by Litton Construction Ltd.

The extension is fully pre-let to existing occupiers in the food production and agricultural sectors, supporting their continued growth at Riverside Works. Carrs Billington will relocate from the Kingfisher Building, occupying 7,570 sq ft, while longstanding occupier Bakewell Bakery will expand into an additional 3,140 sq ft. The vacated Carrs Billington space is also reserved by an existing occupier.

Further lettings have been secured across the most recently completed buildings (H, I, N and P), resulting in limited remaining availability at Riverside Works. Opportunities are now restricted to a small number of units within the Plante and Fearnehough Buildings. The next phase of development, the Gel Building, is currently being marketed ahead of a planned 2027 start, with one unit already reserved.
